Dubai Hills Estate Infrastructure Update

One of the main concerns for investors when investing in Dubai Hills Estate was the level of traffic and infrastructure that was going to be placed on the community, as well as the level of privacy that investors can expect to receive when there are so many public amenities that will appeal to residents all over Dubai.

As I have personally pointed out to my investors from the very first launch of Acacia, Emaar had fully thought this masterplan through and no cost was being subsidised to diminish world-class living in Dubai Hills Estate.

The works on the road leading to Dubai Hills Estate Mall, which already has a 90% pre-booked occupancy is now 45% complete and is a 780m project paid by Emaar and conducted by the RTA, it is currently set to be ready in the first half of 2020.

There are works on bridges and roads that lead to Dubia Hills Mall at the junction of Umm Suqeim Street and Al Khail Road that were officially announced on Saturday.

Mattar Al Tayer, Director-General and Chairman of the Board of Executive Directors of Roads and Transport Authority (RTA) said: “The project encompasses the construction of 12 bridges spanning 3,700 metres, with a width varying from 11 to 22 metres, in addition to ramps connecting the bridges measuring 2,500 metres.”

Dubai Hills Mall is one of the first joint ventures with Emaar and world-class developer Meraas. It is without a doubt the flagship of the masterplan and will provide tangible value to all commercial and residential investments that have happened in the area over the last three years.

There is over 2 million square feet of leasable space spread over two floors and is home to more than 650 retail and F&B outlets as well as a Cineplex and Hypermarket.

I have long argued the true value of the mall has been underplayed in the price per sq ft of the residing properties. They are going to be the only properties within walking distance of world-class amenities like this and with Emaar & RTA doing a fantastic job on infrastructure it will not impact privacy and the exclusivity of the community.
