Why We Like Talay & Talay Beach
Talay is particularly interesting because it represents the first residential villa launch within Marsa Al Saadiyat.
Rather than buying into an established masterplan where much of the future value has already been recognised, buyers are entering at the beginning of a completely new waterfront destination on one of Abu Dhabi’s most prestigious islands.
Marsa Al Saadiyat is being planned across approximately 6.4 million square metres, with 8 kilometres of waterfront, 5.6 kilometres of beaches, extensive landscaped areas and Abu Dhabi’s largest planned marina with capacity for up to 350 berths.
For us, the scale of the wider development is important.
Talay is not simply a standalone collection of villas. Buyers are purchasing into a much broader destination that includes residential communities, beaches, parks, walking and cycling routes, retail and dining, cultural attractions, marina facilities, and future transport infrastructure.
The location on Saadiyat Island adds another significant layer.
Marsa Al Saadiyat has direct access towards the Saadiyat Cultural District, while the wider island is already home to some of Abu Dhabi’s most internationally recognised cultural, educational and lifestyle destinations.

Talay Beach comprises 184 villas with expected handover in Q2 2031.
Again, buyers can select between 4, 5 and 6-bedroom homes, with the largest Talay Beach configuration offering approximately 634 sqm of GSA.

Rooted in Emirati Tradition
This deserves its own section because it gives Talay some identity.
The design incorporates elements inspired by traditional Emirati architecture and community life.
The Outdoor Majlis Pavilion is conceived as a gathering space for conversation and community.
The Aflaj Water Feature reinterprets the traditional irrigation system within the landscape.
And Areesh-inspired screening uses woven palm-frond influences within boundary walls and architectural screening.

Our View
At Off Plan Dubai Private Office, we increasingly look across Abu Dhabi as well as Dubai when assessing major GCC off-plan opportunities.
Talay is interesting because several things come together in one launch: Aldar, Saadiyat Island, large family villas, relatively limited villa numbers and the first residential phase of a very substantial new waterfront masterplan.
We would not approach the development simply by choosing a bedroom count.
